Feasibility Consulting


We provide a variety of services from market analyses and economic studies to detailed financial analyses of complex projects. Our feasibility studies have a common thread of thorough research, sophisticated analysis, an understanding of real estate trends, an objective evaluation of future conditions, and pragmatic real estate judgment. Our objective is to identify the likely market niche, strategy, and conditions necessary to maximize the clients’ objectives while minimizing the attendant risks. Our diverse background includes assignments involving office, retail, hotel, multi-family residential, mixed-use, and industrial projects as well as ski and golf resorts, interval ownership housing, parking facilities, race tracks and training facilities, marinas, art museums, and other specialized properties.


Market-Rate and Luxury Housing Studies
 

We provide developers, investors, and other clients with an array of market, financial feasibility and other studies, as well as appraisals and the negotiation of ground lease and joint venture agreements for landowners and developers. Our work encompasses a variety of market-rate and luxury residential housing ranging from suburban apartments and luxury downtown waterfront condominium developments to age-restricted retirement housing and golf/ski resort second homes. We have recently completed feasibility studies for numerous downtown high-rise apartment and condominium developments, a 350-unit luxury waterfront age-restricted condominium development, and a 500-unit rental and condominium primary housing development, as well as structuring ground lease and venture agreements for luxury high-rise apartment developments, townhouse developments, and garden apartment developments.


Mixed-Income and Assisted Housing Studies


The firm has undertaken numerous financial and market studies, as well as appraisals, for low, moderate, and mixed-income housing developments financed with federal and state housing assistance programs. These studies include market studies for both mixed-income rental and condominium housing, low income housing tax credits, SRO housing, HUD mandated rental comparable studies, valuations for tax abatement, market studies and appraisals for LIHTC financing, analyses for federal bankruptcy court, studies for CRA financing, and appraisals pursuant to the HUD's Mark Up-to-Market Program and other federal and state programs.


Revitalization/Redevelopment Studies


We have undertaken numerous market and financial feasibility studies for downtown revitalization and specific redevelopment projects in New England and elsewhere. These studies involve thorough analyses of economic and demographic trends, market support for local businesses, analyses of the existing and merging competitive position of the area being studied, and a thorough analysis of the real estate economics affecting the property.

The analyses are designed to identify realistic market opportunities, formulate a program and development strategy that responds to current and anticipated potentials, provide a realistic development budgets, identify potential sources of funding, and formulate an implement plan that can accommodate changing economic and market conditions during the development and operation of the project.


Valuation Advisory Services


The firm provides valuation services for investors, financial institutions, property owners, government agencies, corporations, accountants and the legal community. We are experienced in the appraisal of downtown and suburban office buildings, shopping centers and other retail facilities, multi-family garden and high-rise apartments, R&D and industrial properties, downtown hotels, and special use properties including biotech research, parking garages, golf and ski resorts, auto repair facilities, fast food restaurants, and other unique properties. Special areas of the appraisal practice address tax abatements, the valuation of real estate impacted by environmental contamination or other external factors, bonded net leased real estate. The valuation of HUD and state agency financed low, moderate, mixed-income multi-family housing, and market-rate housing, as well as more traditional appraisals.
